Major repairs and the risk of loss of the leased asset rest with the LESSOR; ordinary operating upkeep is borne by the lessee.
No rent (ujrah) accrues for any period in which the asset is unusable through no fault of the lessee.
Insurance of the leased asset is at the lessor's expense and must take the form of takaful (Islamic cooperative insurance).
